We would like to start by introducing our newest listing, 7365 Melodia Terrace. A remodeled, ocean view, single story, and move-in-ready home in the heart of Aviara, with privacy from within the desired gated community of Isla Mar!
We are happy to report we have three new properties in escrow! First, we accepted an offer on our beautiful Olivenhain listing, 947 Via De Felicita. Second is an accepted offer over the asking price on our Solana Beach listing, 842 Juanita Street, that went into escrow just before the weekend. The third was secured for our buyers at 3263 Mount Acadia down in San Diego. These buyers were referred to us when they decided to move down here from the Bay Area. We were up against 10 other offers and negotiated hard to make sure we secured the home for them.
We also closed two properties for our buyers this week! First property was located on 5560 Foxtail Loop in Carlsbad. These buyers were referred to us by an agent who knew we were experts in the area, since the buyers had been looking for the right home for some time with no results. We worked with them to determine the most important factors for their family, viewed a range of options, and pinpointed the perfect spot. We are so excited for them to begin a new chapter in this Carlsbad home! The second closing was 4840 39th Street down in San Diego. We have known the buyers of this property for many years, and have helped their family buy and sell quite a few times in the past. When the couple got engaged and moved back to San Diego from the Bay Area, we began the search for their new home! Walkability to shops, restaurants, and activities was at the top of their wish list, and we are so excited to have found the most charming and perfect fit for them.
As for the real estate market, yes, we are still seeing a shift in the market, but it is still an active market. We've heard the phrase "market crash" being thrown around in the recent weeks, but we are far from it. There is always a crowd waiting on the sideline for another "crash" in order to be able to jump on a great bargain, but we are far, far away from that kind of a market. Homes are still demanding and receiving the highest prices we've seen. Sellers are still making demands, and buyers are still willing to meet them. This will not last forever and is slowly shifting. Some buyers have opted to step back and wait to see what happens in the coming months, but this will only compound yet again with more competition further down the line.
