Encinitas Real Estate Market Update - April 23, 2022

A recent article from Fortune.com stated “the market may finally start to cool (from red-hot to hot)” and we thought that put things in the perfect perspective. As we mentioned in last week’s newsletter, there is a shift in the market, but slowing down from the insane pace we’ve seen over the last couple of years is still undoubtedly considered a “hot market”. We’ve had a spike in listing calls over the last week, so be prepared for more inventory over these next two months of the spring market.

We just listed the first of seven new properties we have been getting market-ready, and we are holding it open today and tomorrow from 1-4pm! 656 Lomas De Oro is nestled in the hills of Olivenhain with spectacular views and ample privacy. Lovingly remodeled with a modern flair throughout, this single story, 4 bed, 3.5 bath house is ready for its new owners.

We closed two properties this week, one of our listings, and one for our buyers!

Our listing at 1525 Halia Court in Leucadia sold for $3,475,000. We remember loving this home the last time it was on the market a few years ago, so when we got the call to list the property, we were excited to see it again. The property itself is gorgeous with luxury finishes and modern upgrades, but we were still stunned by the beautiful design and personal touches these clients added to make the home a showcase. They decided, like many others over the past couple of years, to move out of state for a change of pace. We wish them the best in their new journey! This was another record high neighborhood sale for our team this year, and we are so happy to be able to help our clients achieve their goals in each transaction. There’s no question as to why buying and selling is so stressful in this market, and it’s our job to keep everyone focused and moving toward the finish line. Mission accomplished!

We secured 610 Marazon Lane for our buyers for $1,147,000, and are so excited for them to call this beautiful property home! These clients contacted us last year to help sell their home in La Costa. They had just purchased the property with another agent a few months earlier, but quickly discovered it was not the right home or location for their family. They were new to the area and after losing out on a few homes, they felt the pressure of the market and purchased the home too hastily. This is why a good agent is so important. Your agent should listen to what you want, and remind you of it every step of the way. Being a buyer is stressful, and it’s very easy to lose perspective. So much of our energy actually goes into talking buyers out of purchases we know they will regret. Buyer’s remorse is not an option for our clients. We helped them sell their home and even make a profit after just a few months, they moved into a short-term rental, and we began their new home search. This time it was going to be the perfect fit and our team would ensure it. Using our expertise, connections, and resources, we were able to secure this wonderful home with the most unbelievable backyard and pool. Our clients could not be happier with how everything turned out!

We hope you enjoy this Earth Day weekend, and take advantage of all of the wonderful things San Diego has to offer.

Have a wonderful weekend,
